Townhouse complexes are frequently Part 9 (simple) buildings, though the Qualified Person still depends on the specific building.
Units are often individually metered, so the strata’s common electrical infrastructure may be limited — but shared parking, amenities, and future EV charging still need a capacity plan.
EV charging is commonly considered at individual driveways or garages, which changes how load and cost are distributed across owners.
Both the Electrical Planning Report and the Depreciation Report still apply; many townhouse stratas commission them together.
